New development is one of the best ways to judge how the market is performing. Developers spend countless hours and money on researching when and where to put up a new community. So, if they have decided the time is now, then they have clear reasons to believe that their communities will sell.
Neal Homes has developed a new community, Villa Palmeras, at the corner of Corkscrew and Three Oaks. Their sales have been out pacing the resale market for Villa’s since it opened. They have been steadily increasing their prices for their sites each month.
Preserve at Corkscrew is finding tremendous interest and growth in their community. This is a mixture of both Pulte and Lennar Homes. They are continuing to release new home sites as they begin to build further back in the development.
On November 26th, Pulte released information on their newest development coming to Estero in the spring, of 2014. 722 acre- gated community surrounding a 222 acre lake. The community will be called Corkscrew Shores. Corkscrew Shores will be located just east of Bella Terra, on the south side of Corkscrew.
So, if you are interested in a new home let me give you one word of advice. Use a Realtor! Sure, you can walk into any new home community sales office, look around, find a floor plan you love and sign on the dotted line. But wait! Who is that Sales Agent working for? The Developer of course – not you the invested Buyer! You should have your own Realtor when visiting a New Home Sales Office. Your Realtor will be working for your benefit. Your Realtor will and should be working to negotiate a better price than what the Sales Agent offers. A seasoned Realtor will know the right questions to ask and help maximize the options you will receive. The best part is, the Buyer does not pay any more for the new home! That’s right; the Developer pays the Real Estate commissions to your Agent.
